Questions

What homeowners here ask

How much does a roof leak repair cost in Santee?

Most land between $350 and $1,600, and small ones caught early start around $200. San Diego County is its own market -- figures quoted from a Los Angeles average do not transfer cleanly. What moves it most is whether the deck is already wet.

When does a repair stop being a repair?

At 50% of the roof area within any one-year period, and the window is cumulative. Past that line the whole roof has to comply with current code: the zone 10 cool-roof requirement, plus a Chapter 7A Class A assembly if the parcel is in a Very High Fire Hazard Severity Zone. It is worth establishing before work starts, not during.

Is my house in a fire hazard zone?

We will not tell you it is -- that is a per-parcel question and guessing at it would be irresponsible. The state fire marshal publishes the maps at osfm.fire.ca.gov and San Diego County publishes its own. Your address takes about two minutes to check, and we are happy to look at it with you.

What does a Class A roof actually mean?

It is a rating for the whole ASSEMBLY, not the covering alone. A Class A shingle laid over the wrong underlayment, or over open eave ends, is not a Class A roof. The ember paths are what the rating is really about: eaves, ridges, open tile ends, vents and the junction where a patio cover meets the wall.

Does my new roof have to be a cool roof here?

On a re-roof past the 50% line, yes. Santee is Title 24 climate zone 10, and the steep-slope requirement applies in zones 10 through 15: aged solar reflectance 0.20 and thermal emittance 0.75, or SRI 16. Low slope is stricter again at aged SRI 75, in every zone.

Is there any way around the cool-roof requirement?

Four documented exceptions: an addition under 300 square feet of roofing, an attic radiant barrier, R-20 or better attic insulation, or properly sealed ducts. On a house with decent attic insulation you may already be compliant without changing the covering at all -- worth measuring before paying a product premium.

Who pulls the permit -- the city or the county?

It depends on the address. Santee and El Cajon are incorporated cities with their own building departments. Lakeside and Bostonia are unincorporated San Diego County. Bostonia in particular catches people out, because it sits directly against El Cajon.

Do you charge for the inspection or the quote?

No. The inspection is free, the written quote is free, and there is no obligation attached to either. What we will not do is give you a price at the door, or quote a tile job without counting what is salvageable first.
